Dropped Ceilings
Soffit, drop or dropped ceilings, are often overlooked by builders.
While many are insulated, they are almost never sealed. This problem
is compounded by the fact that most of these architectural details
are also used as a place to mount leaky recessed lights. They are
often chases for plumbing, electrical and ventilation equipment.
There are two approaches to sealing soffits: one is to make them
a part of the building envelope, the other is to seal them to be a
part of the attic space. This video shows the soffit being made a
part of the conditioned space; the envelope.
